Various documents formally control the practices of the Belden Court Owners Association (BCOA). This is an informal sketch of Association practices. Any conflict is superseded by the formal publications.
Many condo associations maintain the structures of the constituent homes. The BCOA, however, does not do this. The individual homeowners maintain their walls, their roofs and their driveways. The homeowners also maintain features, such as retaining walls and walkways, that are associated with specific homes. The Association Board determines this. Appearance changes to homes must be approved by the Association board.
Consequently homeowner insurance needs to be structured as if for a traditional free-standing home. This sometimes surprises, or even befuddles, insurance agents. The Association requires homeowner insurance and also requires that the Association be listed on the insurance. All that the Association insures is liability for the grounds.
Individual homeowners are responsible for maintaining their own individual foundation plantings — flowers and shrubs . Such installations are subject to approval by the Association board. Trees “belong” to the Association, regardless of who plants them.
The Association provides lawn care, tree care and snow removal. This includes lawn irrigation. The Association deals with animal pests. The Association takes care of shared features such as fences and public sidewalks.
